Fifth Avenue Residence
Three apartments in a beautiful prewar limestone building on Fifth Avenue were combined into one large and cohesive residence.
The brief called for full demolition off all three apartments and in their place, a new extended plan and layout for a large family residence that can accommodate both entertaining and privacy. A complete construction scope and undertaking were called for to join all three apartments while respecting the building’s structure and limitations. All new infrastructure was required for the enlarged apartment with a full electric upgrade, new mechanical systems, plumbing, a full architectural lighting package, integrated controls and an Audio Visual system for the entire apartment.
The architectural interior finish scope consisted of an extensive custom millwork package and custom plaster moldings for all rooms. The program required all bedrooms and public rooms maintain original ceiling heights with exposed beams, and that the mechanical supply and return be seamlessly integrated into the architectural millwork and finishes.
After living in a vertical home for many years, the family desired a new residence that was arranged horizontally, with clear definition between public and private spaces, and with different arrangement for the Master from other bedrooms.
The Foyer gallery situated in the East West axis was therefore organized to give access to the West wing of the residence with family bedrooms. From the Foyer leading East, two parallel paths were laid out, one leading to en-suite Living, Dining and Breakfast rooms, and the other, to a Butler’s Pantry that connects the Kitchen and Living room.
The new Kitchen became the center of the apartment, where the family congregates, while having access to adjacent public rooms. The East wing of the residence is organized with a Master Suite, consisting of Master bed and bathroom, Boudoir, Dressing room, and Study for him.
The built-in custom millwork and finish scope were wide-ranging and detail intensive. It included custom cabinetry for Kitchen, Butler’s Pantry, Bedrooms, Bathrooms, Study and Dressing rooms, and custom plaster moldings for all individual rooms. Select bathrooms were designed with floor to ceiling stone finishes, others with a combination of stone and ceramic tile. A full lighting design was part of the scope. Recessed lighting to blend with daylight was incorporated in shade pocket designs for the North facing Kitchen and Master Bathroom. A meticulous concern for detail was sustained throughout, with luxurious finishes, and a high level of craftsmanship.
